The 230,000 ft2 York Region Operations and Maintenance Bus Garage was retrofitted to accommodate the storage and maintenance of 230 buses, complete with an extensive selection of bus servicing equipment and building automation systems to minimize energy use and maximize operational efficiency. A new administration area and training facility was also included in the retrofitted building.

The building is designed to reduce energy and water demand. It includes a solar hot water system and collection and storage of rainwater for washing buses and flushing toilets. The high-efficiency HVAC system employs air-to-air heat exchange. The light-coloured roof will help reduce cooling demand in summer and mitigate the heat-island effect. Electrical scope of work included design of normal and emergency power distribution, fire alarm system, telephone data, security system, system clock, and indoor and outdoor lighting, to meet the LEED Silver Requirement. Best practices commissioning ensured the building operates at optimal efficiency.
